The top 20 UK property portals

Where are your buyers looking?

Words by Kate Burton

ComScore, an internet market research company who provide data and services to many of the Internets largest businesses and industries, reveals to The Estate Agency Times its latest independent analysis of UK property websites, listing the top 20 property portals ranked by UK unique users

The portal war started several years ago and has in no way ceased as we enter 2008. Constant claims are being made by all, referring to themselves as ‘the markets number one’, or ‘the leading’ portal. But they can’t all be and this is why we asked ComScore to reveal the truth.
The figures that follow were accurate for December 2007 and are based upon unique UK visitors. For those who aren’t aware, it should be noted that the difference between a ‘hit’ and ‘unique user’ is that a unique user is a statistic, describing a unit of traffic to a web site, counting each visitor only once in the time frame of a report. This statistic is relevant to site publishers and advertisers, as a measure of a sites true audience size.

So what’s a hit?
Now to clarify what a ‘hit’ is and why these statistics aren’t measured on them instead. A hit is actually more than a ‘visit’ to a web page. When we visit a webpage we don’t actually go anywhere, the website is actually brought to us.
As you click on a link or request a web address on your browser, your browser send a request to the website for that particular page which is then ‘sent’ across the internet to your computer – so technically the page is being downloaded to your computer for browsing.
If the page you’ve requested is only text based, that becomes one hit. However, if the web page ‘owner’ adds a picture, it doesn’t merge with the web page, rather it remains separate from it. It is however ‘referenced’ in the page meaning that the request has two elements, meaning two hits. So, if a page has 9 pictures, plus the text, that a whopping 10 hit’s from one website page request. Hardly an accurate measure of visitor traffic.
